With humble beginnings and big dreams, Sage Capital and its subsidiary Sage Capital Development began their journey out of the back office of a friend’s office space. What began with a single office and a real estate intern has grown into a full-scale development operation with several very notable projects under their belt as well as numerous others in the process. “Development was always a dream and always where I saw my real estate career taking me, but the barriers to entry for someone not born into a family of real estate professionals is extremely difficult,” says Aaron Moser the President and Founder of Sage Capital.
Sage Capital has formed numerous strategic partnerships with architects and General Contractors in numerous mid-west markets. These partnerships have allowed them to leverage the “collective whole” and bring expertise to each project. While we are completely hands-on with all of our projects and take a level of ownership in the success that is second to none, we also know the power of harnessing good people to bring the project home and to make it a success.
Sage Capital has completed over $50,000,000 in development to date ranging from in-fill apartment buildings, mixed-use projects, and large-scale industrial buildings.
This mixed use development consists of 62 unit market rate apartments, as well as 5250 sq. feet of commercial space. Children’s Physican’s clinic occupies 4500 sq. feet of space in the east side of the building, and Edward Jones occupies 750 sq. feet on the west end. In between the commercial we put our garage parking and designed this to appear as additional storefront retail. Designing the parking to appear as storefront retail served two purposes, the first was to keep the aesthetics of the building up as well offering a ton of natural light into the garage.
This 96 Unit Apartment complex is located in the burgeoning Benson neighborhood. Benson is an eclectic neighborhood comprising numerous bars, restaurants, with a very active live music scene. This area of Omaha has been up and coming for years. After doing a significant amount of due diligence, we felt that the time was right to build a truly significant building in this neighborhood, as there is only one other true multi-family project here, and with significant barriers to entry we feel that this project will be another successful development.
60,000 sq. Office Project. This project is an assemblage of existing properties for a ground-up Class A office building located just west of the popular Aksarben redevelopment. The goal of this project is to provide additional office space for mid-sized users that want the proximity to this newly redeveloped area but at a slightly more affordable rate. This building will have class A finishes, but given the lower overall project costs, we will be able to pass these savings on to our future tenants.
This 70 Unit Class A apartment and Retail building located in the heart of the ever-expanding University of Nebraska Medical Center Campus, will serve the needs of the UNMC campus and surrounding neighborhoods. The UNMC neighborhood has seen tremendous growth already, but this project focuses on a burgeoning corridor that has not yet seen the growth as the adjacent corridors. We are confident that this project will spur additional development along this extremely promising corridor and are excited to be a part of this.
This proposed project is located in the heart of the Dundee neighborhood. We plan on expanding upon the success of our first Dundee neighborhood project, “Dundee Flats”, and building a 78 unit building with full underground parking. The Dundee neighborhood located in Omaha, NE is rich in historical value, but lacks inventory of new apartments. We are confident that this addition will be well received by future residents and neighbors alike.
