Some think a commercial real estate broker is, someone who helps clients buy, sell, or lease commercial properties. At Sage Capital we feel that this is only scratching the surface of what our agents do, and what our philosophy is surrounding the commercial real estate business. At Sage Capital our brokerage business is truly full service, we are not transactional in nature, as we strive to build lasting relationships, and to bring value to our clients in any way that we can. We understand that real estate is a very large component of any business and can be one of an organization’s or individual’s largest investments, so we do not take this lightly. We strive to make each and every transaction as seamless as possible and to maximize the value potential on any decision made.

Development

With humble beginnings and big dreams, Sage Capital and its subsidiary Sage Capital Development began their journey out of the back office of a friend’s office space. What began with a single office and a real estate intern has grown into a full-scale development operation with several very notable projects under their belt as well as numerous others in the process. “Development was always a dream and always where I saw my real estate career taking me, but the barriers to entry for someone not born into a family of real estate professionals is extremely difficult,” says Aaron Moser the President and Founder of Sage Capital.

Sage Capital has formed numerous strategic partnerships with architects and General Contractors in numerous mid-west markets. These partnerships have allowed them to leverage the “collective whole” and bring expertise to each project. While we are completely hands-on with all of our projects and take a level of ownership in the success that is second to none, we also know the power of harnessing good people to bring the project home and to make it a success.

Sage Capital has completed over $50,000,000 in development to date ranging from in-fill apartment buildings, mixed-use projects, and large-scale industrial buildings.

At Sage Capital we pride ourselves in putting our money where our mouth is. If we were strictly a third-party brokerage company, and did not have any of our own capital invested in Real Estate what would this say about our thoughts on this asset class? Our core belief in Real Estate as one of the best asset classes is what drives our continued investing in real estate. While not the most sexy or fast money asset class, it is one that will be there in the morning and one done right will pay for itself time and time again, along with numerous other benefits including depreciation, hedging against market inflation, as well as many other benefits.

Why Invest in Real Estate?

Real estate can enhance the risk-and-return profile of an investor’s portfolio, offering competitive risk adjusted returns. In general, the real estate market is one of low volatility, especially compared to equities and bonds.

Real estate is also attractive when compared with more-traditional sources of income return. This asset class typically trades at a yield premium to U.S. Treasuries and is especially attractive in an environment where Treasury rates are low.

The more direct the real estate investment, the better the hedge: Less direct, publicly traded vehicles, such as REITs, are going to reflect the overall stock market’s performance.
